The problem could be any number things or perhaps multiple factors, i.e., color scheme, floor plan, decor, room sizes, kitchen deficiencies, or maybe 2-car instead of 3-car garage. Additional factors might include yard size, neighborhood traffic, pet odor, noise, lack of privacy, poor maintenance, limited finance options, or maybe it's just overpriced. Perspective home buyers are looking for a really good value based on what they have recently seen. Maybe the simplest solution would be to just ask your agent to provide you with copies of the feedback the other agents have been providing and take immediate corrective action.
Hello Casey, condsidering the basic law of supply and demand, there is something that keeping prospective buyers from putting an offer on this home. Either the price is not reflecting the market, or it needs updating. If the later applies, have a contractor come in to compile a bid for some updating and find a lender that can offer a 203K or Home Style renovation loan program, and the buyer can finance the cost of the renovations with a very low down payment. I have closed several of these loans recently and will be happy to share my knowledge with you. Best of luck!
The average days on market to look for as we move toward the spring season would be around 90 days. If you are showing a lot but getting no offers that means your competition is looking better. Strive to be the "SHINY PENNY" and do not neglect to compare your home to others in your price range. Your realtor should be willing to take you to preview other homes that compare to yours. This may shed light on what you need to do to compete well.
To help you answer that question you need to get a second opinion on the condition and price of your home. The 64082 area has a broad range of prices and many diffrent style of communities that would need to be reviewed for your specific home.
I would consider lowering the price or do some updating to the home. If your getting a lot of showings then you are doing something right because you are getting them to the home. So if people are not making an offer then it is probably what they are finding when they get there and view the home.
64082 is a broad area. The market for Raintree Lake is different then the market for Stoney Creek or Cheddington. And even in Raintree, you vary greatly between North Shore and those that back up to 150. School district also plays a role. Most of 64082 is LS schools, however the south side of Raintree Lake and Kensington Farms areas are in Ray Pec.
The average time on market in that zip code is 78 days. If your home is in good condition and priced in the market and located in a desirable location you should be getting showings and hopefully a contract. I live in that area and have found this to be true.
The average days on market for this zip code is 78. I live in this area and have seen this to be true. 3 things will determine your days on market. 1. Price, 2. condition, 3. location. If your agent is doing their job the home should sell. let me know if I can be of any help.
That's a very broad question as prices in the 64082 zip code vary greatly. To be spot on accurate you would need a price range, BUT, I would say if it's priced right 3-4 months would be a good average. If you're not receiving any offers again there are several issues to consider. Condition of property versus price or just price.
Tough question! Average time home is on market in zip code 64082 depends on several variables, Location, Price, Curb Appeal, etc. Home prices in 64082 range from $115,000 to $830,000 so you have a lot of different types of buyers. A home that receives a lot of showings but no offers indicates to me that home may be over priced or possibly something is wrong with house that turns off potential buyers. In todays real estate market price is a major concern. Price of a home is only worth what a buyer is willing to pay.
