do you have listings that have attadhed living space like for a caregiver and her son?

We are looking for a 3 bdr 2 bath big garage preferably one level as my mother is either bedridden or in a wheechai, and I myself am diabled 100% by lawl it would be my husbabd me and my mother and would like to purt caregiver on property as well.

Yes, I have a property in a golf course community that has 2500 square feet on the main floor, wide hallways, with two master bedrooms and baths, as well as 1/2 bath for guests, den, living room, dining room and large kitchen. The 2 car garage is oversized. Upstairs would be perfect for a caregiver with 572 SF of addtional living space and separate full bathroom.

What price and area would you like to live. The city of Portland will allow attached units on any corner lot so this gives you many options if you are looking at 10,000 sq ft lots. I can do specific searches for you. Many large day light ranch homes can meet your needs and cost a lot less money. Let me know how I can help you?

if you are looking in particular for an Adult Care Home I can tell you that there are just a few options on the market at this time. This particular type of house, built as an AFH, generally is not cheap even if the house is vacant. And in order to buy an AFH you have only two options: a commercial loan or a conventional loan with 20% down-payment (and there's only one product of this kind in Portland Area these days because all the banks or mortgage companies see an AFH as a business). And if you buy a house like this you'll need to think in the long run when it's about to sell the house and when there's a good chance not to find someone who'd like to buy it unless there's a business already set-up and having income which is not the case for you. There is another solution: you can look for a house having bedrooms and bathrooms on the main floor and a second level, either above or under ground, where a caregiver can live. Of course this second living floor will need to have at least a bedroom and a bath (or at least a half-bath). And there are more options this way but each property in particular has to be seen in order to determine if it fit your need or not. Sure, a ramp can be built at any time for the wheel chair but what about the floor plan inside? It should fit your needs too because a wheel chair will need larger hallways and older properties don't have generous floor plans like newer houses. Finding just a normal house and building one more level I don't consider it an option; is way too complicated and I don't know if you have the money and energy to get into this kind of project. And I can go on and on explaining all these things because I deal all the time with care homes and I'm really familiar with the requirements for an AFH in all the counties in Portland Metro Area. You may want to consider building an ADU (accessory dwelling unit). ADUs are additional living space that can be attached to a current home or built in the backyard. The city of Portland promotes the construction of ADUs, and I believe that the system development charges have been temporarily waived, so the cost of building an ADU might be lower than what you might expect... somewhere around $120 to $150 per square foot. Another option would be to purchase a duplex. There are a lot of 1 level duplexes that could be adapted to ADA standards. You might also consider building a new home with the extra living space that you need.
