You need to get qualified for a loan first, then you will know what your monthly payments are and what price range you qualify to buy. There are even some no money down loans and some homes available for less than $100 down to buy. Knowing how much you can spend is the first step, so contact a great agent and find out who the best lenders are to work with a first time buyer, then you can shop with confidence.

First look at your finances and see how much cash you have to invest in the new home for down payment and closing costs.Then look at your monthly budget and see if you are saving any money each month.Then look up resources at hud.gov. There are some great tips for home buyers and information about mortgages. Then sit down with a lender and get pre qualified.You may be qualified for a certain amount . Compare that with what you are spending each month so that you will have some money saved up each month even after you buy a home.Then interview three agents. It is important to work with an good buyer agent who will negotiate a good price and terms for you.

Get pre-approved with a reputable lender. Be sure you find one that has experience in all mortgage loans so he/she can advise you as to your best options. This is by far the best time to buy - rates are at historically low levels and home prices are rock bottom. There are some loans out there in each state that are eligible for a rural hosuing mortgage with zero down payment and extremely low fixed rate. Also, there are some local and federal housing grants that you may qualify for; so you can see, it is imperative that you find the right lender to work with. Hi Kishana. The first step is to meet with a lender in your area and see exactly where you are at, financially. They will ask for some information and then tell you what you can afford (on paper) based on your debt to income ratio. Remember, just because they tell you that you can afford a home in a certain price range, doesn't mean you have to go that high. Make sure you are comfortable with the mortgage amount and other expenses that come along with owning a home. After that, I would find a realtor in your area and together, you can find your perfect home. Good luck to you!

First is talk with someone either in person or on the phone that knows the business. It's somewhat difficult to explain everything over a Q&A board. That said the best answer here is to find a good lender (if you getting a mortgage) and then a good Realtor to guide you through the process.
You need to find an agent who is used to working closely with a first time homebuyer. This will be someone who has the experience and patience to work with you on an almost daily basis to find you the best fitting property for your family within your financial ability to pay. The very first thing you should do is to think about where you would get a loan. Many people go to their bank where their checking accounts are located. If this is not a necessarily comfortable option for you please know that there are many options for loan sources. An experienced Realtor should be able to assist you with some options in this direction. BUT the first item on the list is to get to a lender to find out IF you qualify for a loan and for what you qualify. That way you will know credit wise, do I quality, for what kind of loan, how much is my down payment and closings cost, what are my monthly payments going to be and finally what price house I should be looking for. It is very disheartening for you to just dash out into the darkness of this market looking at homes you cannot afford. When you have a price range sort of in mind then you should choose a Realtor to represent you in your search and purchase. Keep in mind that this is where the difference is in just buying a house with anyone and having someone with the experience to really represent you in the negotiations as well as protecting you in dealing with the sometimes less than perfect condition of the property. It will make a huge difference in your ultimate experience and result to have that experience.
