Hi. I have been watching you ask questions for a couple of months. A Realtor could really save you some time. The seller side usually pays the commission, so why not let me help you. I have experience helping buyers with Foreclosures and finding a good deal with equity; in todays market believe it or not.

Many of these deals are gone before you see them on this website. Go to MDForeclosureListings dot com and set up a daily alert for yourself there so that you can be notified immediately.

All Realtors have access to Foreclosures. Choose a Realtor and shop with them. I can help you.
Many of the websites listing foreclosures are inaccurate or even wish to charge you for information. Please select a local realtor (interview a few if you like) and have them send you all the foreclosure and short sale listings.
Usually the website is updated as homes become available. However, it is not always updated when homes are pending (under contract). If you want the most accurate information, find an agent that will send you the listings as they come on the market or as the prices change. Let the agent know what area you are looking in and how many bedrooms and baths you want. If you want a garage or a basement, it is good to let the agent know that too. The agent will set up a search right out of MLS and you will receive emails whenever there is a house that may be of interest to you.

Like Michael has stated below, we are at the mercy of the listing agents to accurately input correct data. Always best to work closely with an experienced buyers agent that can help you achieve the results you are looking for.
Like most websites, this one uses automatically downloaded data from the regional multiple listing system. Sometimes its not the system that is not accurate, its the agents enterring data. Many banks make the agents continue to list foreclosures as active even when they have offers which is a real problem. Usually the most accurate databases is the multiple listing system. There is a public access portal that you can use to access the multiple listing system but it wont correct for agents not keeping their listings up to date and we cant provide website addresses in these responses.
