That time should be written in your listing contract and apply only to prospects who viewed your home while it was listed.

I was a co-signer for my granddaughter after her credit was damaged; so you need to ask family members if they would be willing to co-sign for you

I would defintely start now. The owners of the property may need time if they are living in the home to vacate; or if it is occupied by a tenant, they may need to give them notice. Good luck!!

I'm sure there is someone that would be willing to lease to you. Always be upfront on any situation; most everyone has had issues with either credit or job and can understand the place your in. I would not particulary stick with privately owned; I would try first to find what I want and can afford and then apply for it; after you start leasing, be sure you are on time every month as this will be an excellent reference in the future. Well you are just going to have to try to get someone to give you another chance. They may require a larger security depost or some other terms in the lease. Be sure you have an explanation of your credit situation. Good luck!!

I know you are saying you don't have time to list with an agent but I do believe that is what you need to do. Just be very sure you have a real estate attorney represent you with the title work, deed prep, and any tax or home owner association fees. good luck !! Be sure you have a home insection and I highly recommend purchasing a home warranty.
